Heritage Building Condition Assessment: A Case Study from Johor Bahru, Malaysia
Building condition assessment (BCA) evaluates property deficiencies to aid in decision-making for maintenance and rehabilitation. This paper details a BCA performed on the heritage building Balai Zaharah in Johor Bahru to determine its condition rating. The assessment focused on the maintainability, security, functionality, and sustainability of structural and architectural elements. The study aimed to rate each defect based on its condition and maintenance priority, resulting in an overall building rating from 1 to 5. Methods included systematic recording, visual inspections, and technical notes. Additionally, energy-dispersive X-ray spectroscopy (EDX) was used to analyze construction material samples to ensure originality during rehabilitation. The findings concluded that Balai Zaharah requires major maintenance and rehabilitation to restore it to its original state.
